ALTA/NSPS Land Title Survey

The American Land Title Association joined forces with the American Congress on Surveying and Mapping and the National Society of Professional Surveyors to design requirements for a survey that would benefit sellers, purchasers, mortgage money lenders and title insurance companies.

Sometimes called an “ALTA” survey, the land title survey is very flexible. At a minimum, it shows the property lines, buildings and any encroachments. More likely the parties involved will also select one or more of the seventeen optional items from “Table A” of the survey standard. These options offer the potential for items as diverse as individual parking spaces or zoning setback requirements. Because of the universal acceptance of land title surveys, you can expect to use one when buying or selling commercial or industrial property.
